Tract 1

Tract 1 is 3.23 acres, consisting of a two-bedroom older farm house, 42’x67’ Morton building and other small outbuildings and small grain bins. There are mature shade trees on the property. This would be a great country property to build a home on.

Tract 2

Tract 2 offers 92.39 acres, 62.3 acres are currently being cash rented on a one-year contract for $20,500 which will be prorated and split with the buyers of tract 2 from the date of closing. As Charles and Shirley have both now passed, their children have made the decision to sell their family farm at auction. The farm has been a part of the Klusman family for over a hundred years and farmed by Charles and his son Jim for the last 50+ years. We will be selling the land on Friday the 22nd at the Audrain County 4H center at 9 a.m. (There will be a land viewing on July 3rd from 2 to 4 p.m.) The equipment and personal property auction will be conducted on the farm the following day July 23rd @ 9 a.m., with the large equipment and vehicles starting at noon. There will be a considerable amount of household and antiques to be added to the sale once the family finishes going through the house. We hope to see you there.
