Method of Auction:  The property will sell in two tracts by the acre, using the Buyers Choice Method of Sale.  Tract 1 Multiplier is 38 Acres M/L and Tract 2 multiplier is 83 Acres M/L.  The buildings and home will not be sold separately and are included in the price per acre on Tract 2. Property sells with the confirmation of the bid price by the seller.  This will be a live onsite auction with internet bidding available through WheelerLive.  Internet bidders must be preapproved 24 hours prior to the sale.

Home and Outbuildings:  The 1962 one story Ranch, with basement, home could be renovated for a residence or rental, however, repairs and upgrades are necessary. As an example, the roof needs repairs or new shingles, no upgrades have been done to any of the rooms or cabinets. The propane baseboard heating has been used and only a window unit AC is in place.  The basement has been used for storage only. 

The barns and outbuildings are requiring repair as well, and some may wish to completely clean the site and build new.  The property and buildings sell AS IS – WHERE IS and should be considered NO-VALUE.

The home will be open for your inspection on sale day and you can make up your own mind as to relevance or value.  The other buildings may be inspected at your leisure.

Tenant:  Crop rights prevail for the current land tenant until the 2023 crops are harvested.  Possession of the home and farmstead is at closing.  There are no tenant agreements in place for the 2024 crop and there are farmers in the area wishing to submit a rental proposal to farm or rent in the event a non-farmer entity purchases this farm.

Contract:  Immediately following the conclusion of the land sale, we will write the sale contracts and receive the escrow/earnest money of 10% down payment.  Payment check is non-refundable and payable to Harvest and Home Title Co.

Possession: Possession of the farm stead area on Tract 2 as well as all hunting rights may take place at closing, however, possession of the farm ground will only take place when the 2023 soybean crop is harvested. 

Taxes:  The 2022 taxes are paid and the 2023 taxes will be paid by the sellers.  The 2024 taxes and beyond will be the responsibility of the new buyer.  2022 Taxes on Tract 1 were $157.32.  2022 taxes on Tract 2 were $1002.46.

Utilities:  Farmers Electric Cooperative, Chillicothe, MO  

Water:  The home is furnished water via a cistern and pump.  No county rural water lines or meters are on the property.

Schools:  Norborne R-8 School District

Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashiers check. The remainder of the purchase price is payable at closing.  YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.

Title:  Sellers shall provide and execute a proper deed conveying the real estate to the buyer(s). Seller to pay for title insurance premium including title search and examination fees.  Buyer to pay any lender fees, search premiums, or appraisals necessary to secure buyers funds for closing.  Buyer and seller will split the closing costs.

Mineral Rights: The sale shall include 100% of the mineral rights owned by the sellers.

Easements: Sale of the property is subject to any and all easements of record. 

Acreage/Survey:  The property will sell using the Taxable Acres as the multiplier.  All acreages are approximate and accurate to the best of our ability using assessors maps, measurements, and legal descriptions. The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the buyer or seller of said acreage or Tracts.  Any need for a survey to close this agreement is at the sole discretion of the Seller.  Any need for a survey by the Purchaser, to acquire funding or close this agreement will be paid for by the Purchaser.
